Three-Storey Mansion Sells for $3.3 Million Breaking Kellyville Record

A lavish three-story property in Sydney’s Hills District has sold for a whopping $3,325,000, setting a new suburb record for Kellyville.

The 1091-square-metre parcel of land on Strathfillan Way last traded in 2014 for $620,000.

The house comes with six double-sized bedrooms, seven bathrooms, a six-car garage,  a six-person lift as well as an infinity pool.

The property was built by the owner, Tony Younan, a little over 18 months ago and was on the market for two months before it sold via private treaty.

Merc Real Estate selling agent Mechlenne Douaihy said the house was “one-of-a-kind” on a premier street in Kellyville, which is 36 kilometres north west of Sydney.

“The neighbouring homes in the Duncraig estate are big, luxurious homes commanding prices in the high two millions. But we’ve set the bar very high with this sale,” Mrs Douaihy said.

“This is at the top end for buyers. We’re looking at a very niche market willing to pay that amount in that area and that type of sale starts comparing with acreage properties,” she said.

While 15 buyers showed interest in the property, three groups fought tooth and nail in the end over the final price.

“We got the three buyers to come together for one inspection. We created competition and momentum for the property – without it we wouldn’t have achieved the results,” Mrs Douaihy said.

Mr Younan said it was a difficult site to build on but believed the buyers got bang for their buck.

“The whole house is built on sandstone, even the pool. The land was a bush block but 3000 cubes of sandstone was excavated – that size is a double excavation for a block of units. So I spent $300,000 before building it,” he sad.

“We wanted to sell a year ago and it would have fetched another $400,000 but the sale was a fair price for today’s market.”

Mr Younan is a shop fitter by trade but builds about two homes a year as a side job.

“I do enjoy it. It takes me away from other things.”

Rose and Jones buyers agent Lauren Goudy was impressed by the sale as she didn’t think it was an easy sell in the current climate.

“This is definitely a huge price. The vendors have done extremely well. It’s double square metreage rate of the median price in the suburb as it’s usually $1,900 per square metre but this has sold for about $3,000 per square metre.”

Mrs Goudy said the change in the last five to 10 years definitely helped raise house prices in the area but $3 million sales would not become common any time soon.

“The new train station is an improvement. It does make it more accessible for families to live out there. In terms of size, one of the biggest attractions is owning a sizeable lot in the hope of achieving the Australian dream,” she said.

“In terms of growth for the area, the infrastructure is definitely going to make it sustainable. But I don’t think there will be a lot of big sales like this one.”
