Beau Ryan and wife Kara Orrell’s home at 33 Flinton Street, Paddington, has sold well ahead of auction.

The three-level Sydney home of rugby league player turned TV personality Beau Ryan and his wife Kara Orrell has been sold ahead of auction.

The three-bedroom, two-bathroom home at 33 Flinton Street in Paddington, with basement garaging, had a $2.5 million to $2.7 million price guide through McGrath’s Michael Coombs and Tim Moltzen.

The property was expected to go to auction on the morning of December 3, but instead has sold within two weeks of its sales campaign kicking off.

Mr. Moltzen was tight-lipped on the final price paid and the identity of the buyer, having signed a confidentiality agreement.

Mr. Ryan purchased the home shortly before retiring from rugby league.

The contemporary terrace was described as “expertly crafted … with optimum privacy, abundant nature light and exemplary finishes” in the listing.  It also boasted being a “leisurely stroll of Five Ways, Oxford Street, quality schools and transport”.

The price guide had been $2.5 million to $2.7 million.

Beau, a former Tigers and Sharks player, announced his retirement from football in June 2014 on Channel Nine’s The Footy Show, and a month later bought his contemporary terrace in the Paddington Green development for $1.96 million.

They now have plans to buy something larger locally with more space for their three-year-old daughter Remi.
